Heritage vs. Development: Calcutta HC Stays Demolition of Baghbazar Mansion

KOLKATA: In a victory for the city’s architectural soul, the Calcutta High Court today issued an interim stay on the demolition of a century-old mansion in Baghbazar. The structure, a classic example of North Kolkata’s “Zamindari Gothic” architecture, was slated to be razed for a modern luxury high-rise. The court ruled that the Kolkata Municipal Corporation (KMC) must first conduct a “Heritage Grade Assessment” before any further action is taken.

The case has revitalized the “Save North Kolkata” movement, which argues that the city is losing its historical identity to aggressive real estate development. The Baghbazar mansion, once the residence of a prominent freedom fighter, had become a symbol of this struggle. “Kolkata’s heritage is its biggest asset. If we turn Baghbazar into a forest of glass and steel, we lose the very essence of why people visit this city,” said a petitioner from the INTACH Kolkata Chapter.

The High Court has also directed the KMC to update its “Heritage List,” which hasn’t seen a significant revision in nearly a decade. Developers, however, argue that the cost of maintaining these “Grade-I” heritage buildings is prohibitive and that the city needs modern housing to accommodate its growing population. The ruling sets a critical precedent for dozens of similar properties currently under threat in North and Central Kolkata.
